This chapter will mostly cover building design and construction of a community development. A sustainable community can be as simple as a neighborhood, town,or city as long as the find ways to use their resources. The are many people using that have surpassed the worlds ecological capacity.There are set our groups that try to bring more communities around the world one of them are (IPCC) Intergovernmental Panel on Climate Change. They have further needs for sustainable projects. Some of the key factors that must be analyzed are location of development, environmental siting, and green technology.
To everything there’s a problem and the problem here is an economic and social cost. It is very important to separate land uses, low-density development patterns, and a reliance almost exclusively on the automobile for transportation. Many people are just consuming and consuming and not doing anything about it. In the past years there has been many things many people have discovered the high cost associated with the current patterns of developments. Meaning there has to be a smart way of exposing it. There are 10 principles that were developed they are;
- Create a range of housing
- Create walk able neighborhoods
- Encourage the community
- Foster distinctive, attractive communities with a strong sense of place
- Make development decision
- mix land uses
- Preserve open space, farmland, natural beauty, and critical environment areas
- provide a variety of transportation choices
- Strengthen and direct development towards existing communities
- take advantage of of compact building design.
In addition, We cant forget that these neighborhoods are pedestrian friendly, so one has to plan accordingly such as people walking, kids, people on bikes, and the on wheelchair. Of course if the neighborhoods want to be official they have to go through The Green Building Council and the LEED certification. With that you have to take a look at many things like Site analysis and Transit orientation. Another key element is High quality urban design and compact development. They need to be able to flow faster and easyer. Lastly make the neighborhood in a diverse tone meaning the houses can be for anyone and affordable by anyone.
